Modular building is not a new concept, and has existed in the United States for almost two (2) centuries. What was once only envisioned for a single family home, has evolved to building multi unit modular apartment structures, commercial properties, dormitories, churches, cottages, cabins, and ADU’s.   • We begin with an initial consultation(s) regarding your vision, your budget, the site, and potential time lines.
  • We will do a site analysis, to determine the feasibility of land to determine method(s) of the construction
  • We will advise, determine, and select a licensed Fabricator in the Modular building industry, that best fits the needs and desires associated with your specific project
  • The KMBX team will provide you with floor plans, design options, engineering, and options in general and sub contracting partners, that will efficiently and creatively complete construction of your modular modular home or project.
  • We will oversee and secure the necessary Permits needed to proceed, and complete construction, and fulfill the compliance of all local building and ordinance requirements
  • Fabrication and construction site work can take place concurrently, which in turn can be a potential savings in time and money
  • We will coordinate and oversee the on sight contractor and trades, beginning with the foundation, delivery and assembly of the home, connection of the utilities, and interior finishes.  
  • We will advise and ensure fire resistant designs with fire retardant materials, that will meet codes in those areas that are considered high risk
  • Advise and provide options for overall interior design and finishes, that will include sustainable, eco-friendly, and energy efficient systems

What is a Modular Home?

A Modular home is a home constructed in a factory, and built in sections or modules which are then transported to the build site, where they are assembled and set on a permanent foundation onsite. Modular homes are built to state and local building codes, the same as a traditional site built home.

How long does it take to build a Modular home?

The time it takes to build a Modular home is considerably less than a traditional site built home. The time frame can be 3-4 months to complete construction. Factory construction and site development can be done concurrently, which also is a benefit to the modular process.

Are costs for building a Modular home the same as a site built home?

Costs for a modular home are traditionally less than a site built home. As well, the speed of construction, environmental factors, and energy efficiency are all benefits to modular building. Material, labor, and time for construction, can be contributing factors to less costs in building a modular home.

Can Modular homes be built fire resistant?

Especially in today’s environment a modular home can be built to be highly fire resistant, through material selection, utilizing steel, concrete, fiber cement siding, and fire retardant insulation in the home.

Is there a difference between a Modular home and a manufactured home?

Modular homes are built in the factory under a controlled environment. They are built and transported to the site in sections and modules, and set in a permanent foundation. A modular home like a site built home is considered “real property.“ Modular homes are constructed under the same safety and construction standards as a site built home, and thus governed by state and local building codes.

A manufactured home formerly known as a “mobile” home until 1976, is also built in a factory. However, a manufactured home is built on a chassis according to Federal (Dept. of Housing and Urban Development (HUD) guidelines, and is typically not built on a permanent foundation. A manufactured home unlike a modular home is considered “personal property.”

Are floor plans available for Modular home buyers to see?

There are state approved floor plans a home buyer can see and review. As well, customizations and modifications are possible to the floor plans, finishes, and other amenities, but may include additional costs.

Can you finance a Modular home?

Modular homes can be financed through traditional lenders, just as site built homes are financed through conventional, FHA, or VA loans.
